What is a reverse mortgage and how does it work in Utah?

A reverse mortgage — formally called a Home Equity Conversion Mortgage (HECM) — allows Utah homeowners aged 62 and older to convert a portion of their home equity into cash, with no required monthly mortgage payments. The loan is repaid when the last borrower permanently leaves the home. Reverse Freedom Mortgage is Utah's locally-owned HECM specialist, based in West Jordan and serving families across Salt Lake City, Provo, Ogden, and the entire Wasatch Front since 2008.

Who qualifies for a reverse mortgage in Utah?

You must be at least 62 years old, own your Utah home (or have significant equity), and live in it as your primary residence. The home must meet FHA property standards. Most single-family homes, FHA-approved condos, and manufactured homes in West Jordan, Salt Lake City, Draper, South Jordan, Lehi, and across Utah qualify. Does a reverse mortgage mean I lose my home?

No. You remain the owner of your home throughout the life of the loan. The lender places a lien — just like a traditional mortgage — but you keep full title and continue living there. You can also leave the home to your heirs, who can choose to repay the loan and keep the property or sell it to settle the balance. Because it's a non-recourse loan, the debt can never exceed the home's appraised value.

How much money can I get from a reverse mortgage in Utah?

The amount depends on three factors: your age, your home's appraised value, and current interest rates. Generally speaking, the older you are and the more equity you have, the more you can access.
